ปัจจัยที่มีอิทธิพลเชิงบวกต่อความพึงพอใจในการซื้อคอนโดมิเนียมของนักศึกษาปริญญาโท

Abstract

งานวิจัยนี้จัดทำขึ้นโดยมีวัตถุประสงค์เพื่อศึกษาปัจจัยที่มีอิทธิพลเชิงบวกต่อความพึงพอใจ ในการซื้อคอนโดมิเนียมของนักศึกษาปริญญาโท โดยปัจจัยที่ศึกษาได้แก่ ทำเลที่ตั้งของคอนโดมิเนียม ความปลอดภัยของสภาพแวดล้อม การรับรู้บริการที่อำนวยความสะดวก การบริการของเจ้าของหรือตัวแทน การใช้งานและกิจกรรมของคอนโดมิเนียม การพิจารณาถึงชุมชนในท้องถิ่น ได้กลุ่มตัวอย่างคือ นักศึกษาปริญญาโทที่อาศัยอยู่ในคอนโดมิเนียมในพื้นที่กรุงเทพมหานครและปริมณฑล จำนวน 242 ราย และมีการเก็บข้อมูลโดยใช้แบบสอบถามในช่วงเดือนมิถุนายนถึงกันยายน 2565 และทำ การวิเคราะห์ข้อมูลด้วยสถิติการถดถอยเชิงพหุคูณและสถิติพรรณนา ผลการวิจัยพบว่า ผู้ตอบแบบสอบถามส่วนใหญ่เป็นเพศหญิง อายุระหว่าง 21-30 ปี สถานภาพโสด ซึ่งมีรายได้ต่อเดือน 20,001–30,000 บาท ส่วนใหญ่อาศัยในคอนโดมิเนียมเป็นระยะเวลา 1–5 ปี โดยส่วนใหญ่มีจำนวนสมาชิกที่อาศัยในคอนโดมิเนียม 1 คน ซึ่งส่วนใหญ่อาศัยอยู่ในคอนโดมิเนียมที่มีราคา 1–1.49 ล้านบาท และได้รับข้อมูลจากการติดต่อคอนโดมิเนียมด้วยตัวเอง ผลลัพธ์การวิจัยพบว่า การบริการ ของเจ้าของหรือตัวแทน การรับรู้บริการที่อำนวยความสะดวก ทำเลที่ตั้งของคอนโดมิเนียม ความปลอดภัยของสภาพแวดล้อม การพิจารณาถึงชุมชนในท้องถิ่นและการใช้งานและกิจกรรม ของคอนโดมิเนียม มีอิทธิพลเชิงบวกต่อความพึงพอใจในการซื้อคอนโดมิเนียมของนักศึกษาระดับปริญญาโท อย่างมีนัยสำคัญทางสถิติที่ระดับ .01

The objective of this research was to study factors positively influencing condominiums purchase satisfaction of graduate students. The factors were location of condominiums, security environment, perceived supporting services, landlord or agent services, functions and activities of condominiums, consideration of local communities. The sample size was determined using the G-Star Power program and used questionnaire to collect data from 242 samples during June to September 2022 and analyzed with multiple regression analysis and descriptive statistics. The research results were found that most of the respondents were females, 21-39 years old and singles. Most of them had the average monthly incomes between 20,001 to 30,000 baht. They mostly lived in condominiums for 1–5 years with one member. The condominiums priced at 1–1.49 million baht. They mostly received information from contacting the condominium themselves. The research results revealed that landlord and agent services, perceived supporting services, location of condominiums, security environment, consideration of local communities, and functions and activities had positive influence on condominiums purchase satisfaction of graduate students statistically significant at the .01 level.
