Abstract

แผนธุรกิจนี้มีวัตถุประสงค์จัดทำขึ้นเพื่อกำหนดความชัดเจนของขั้นตอนการวางแผนทำหมู่บ้านจัดสรรเพื่อเป็นแนวทางในการเตรียมความพร้อมให้กับเจ้าของธุรกิจ ซึ่งดำเนินการเกี่ยวกับการซื้อที่ดินนำมาจัดสรรพื้นที่และแบ่งขายเป็นโครงการหมู่บ้านจัดสรรขนาดเล็กเนื้อที่7ไร่1งานภายในจังหวัดสุรินทร์ พื้นที่นี้เป็นพื้นที่เหมาะแก่การนำมาพัฒนาเป็นธุรกิจหมู่บ้านจัดสรร เนื่องจากเป็นพื้นที่ที่ใกล้ห้างสรรพสินค้าสุรินทร์ ห่างจากตัวเมืองสุรินทร์ไม่มาก พื้นที่อยู่ในซอยจึงทำให้ซื้อได้ในราคาถูก ภายในโครงการหมู่บ้านจัดสรรประกอบไปด้วย พื้นที่ส่วนกลาง สวนสาธารณะ สระว่ายน้ำ ห้องออกกำลังกาย ห้องน้ำ ห้องทำงานนิติบุคคล พื้นที่ส่วนขาย และพื้นที่ขายบ้านเดี่ยว 175 ตารางเมตร จำนวน 16 ยูนิต พื้นที่ขายบ้านเดี่ยว 205 ตารางเมตร จำนวน 6 ยูนิต และพื้นที่ขายบ้านเดี่ยว 230 ตารางเมตร จำนวน 6 ยูนิต รวมทั้งสิ้น 28 ยูนิต โดยโครงการแห่งนี้มีวิสัยทัศน์ “บ้านลูกค้าคือบ้านของเรา” เราจึงนำข้อนี้มาเป็นจุดเด่นของการทำหมู่บ้านจัดสรรนี้ จะเน้นวัสดุและการก่อสร้างที่ได้มาตรฐาน ใส่ใจทุกรายละเอียดทุกขั้นตอนการก่อสร้าง ผู้อาศัยที่ซื้อไปจึงมั่นใจในคุณภาพได้ และในปัจจุบันผู้สูงอายุมีสูงมากขึ้น โครงการหมู่บ้านจัดสรรนี้จึงได้ให้ความสำคัญของ Universal Design จึงทำให้ลูกค้าทุกเพศทุกวัยสามารถใช้พื้นที่ภายในบ้านได้อย่างเหมาะสมและลงตัวที่สุด จากการวิเคราะห์ทางการเงินเพื่อประเมินความเป็นไปได้ในการดำเนินธุรกิจหมู่บ้านจัดสรร เพิร์ล วิลเลจ จะใช้เงินลงทุนจำนวน 47,700,000 บาท โดยจะให้ผลตอบแทนมีระยะเวลาคืนทุน เท่ากับ 1 ปี 3 เดือน แผนธุรกิจครั้งนี้เป็นแผนธุรกิจที่เกี่ยวข้องกับการเริ่มธุรกิจใหม่ และเป็นโครงการระยะสั้น คาดว่าจะได้กำไรจากโครงการนี้ร้อยละ 33 หลังเปิดขายบ้านเดี่ยวคาดในปีแรกจะขายได้ร้อยละ 50 ของโครงการ อีกร้อยละ30ของโครงการจะขายได้ในปีที่สอง และที่เหลือจะขายหมดโครงการในปีที่สาม รวมทั้งสิ้นคาดว่าจะได้เงินรวมกว่า 80,000,000 บาท ธุรกิจหมู่บ้านจัดสรร เพิร์ล วิลเลจ จึงมีความน่าสนใจและสร้างกำไรและผลตอบแทนที่ดีได้

This business plan aims to clearly identify each and all of the business process of housing estate development, encompassing activities that range from the raw land purchase to the sale of developed land. The land plot is estimated about 7 rai 1 nag will be on sale in Surin, one of the northeastern provinces of Thailand. This area is suitable for building housing estate because it is close to supermarkets and commercial areas, and, moreover the price is reasonable because it is located on personal road. A wide range of amenities of this project includes common area, outdoor and recreation zone, swimming pool, fully-equipped exercise room, common restroom, co-working space, and legal entity office. This project provides houses with sizes ranging from 175 sqm with 16 units, 205 sqm with 6 units, to 230 sqm with 6 units (totally 28 units). Financial analysis is conducted to determine project’s probability of success. Investment of Pearl Village project is estimated about 47.7 million baht. Payback period is determined approximately 1 year 3 months. This business plan is short-term project which could earn profit 33 percent of investment. The developer calculates that 50 percent of all house would be sold in the first year, 30 percent in the second year, and 20 percent in the third year. This project will generate revenue from the sale calculated about 80 million baht. For this reason, the housing estate development, in this case called Pearl Village, is considered as potential business project which could earn high profit.
