ปัจจัยที่ส่งผลกระทบต่อความสามารถในการทำกำไรของบริษัทจดทะเบียนในตลาดหลักทรัพย์แห่งประเทศไทย หมวดพัฒนาอสังหาริมทรัพย์

Abstract

งานวิจัยนี้มีวัตถุประสงค์เพื่อวิเคราะห์ปัจจัยที่ส่งผลต่อความสามารถในการทำกำไรของบริษัทจดทะเบียนในตลาดหลักทรัพย์แห่งประเทศไทย หมวดพัฒนาอสังหาริมทรัพย์ จำนวน 14 บริษัท ในระยะเวลา 10 ปี ระหว่างปีพ.ศ. 2553 – 2563 จำนวน 41 ไตรมาส โดยใช้ อัตราผลตอบแทนจากสินทรัพย์รวม (ROA) ในการวัด และปัจจัยที่นำมาศึกษาในครั้งนี้ ได้แก่ อัตรา ขนาดของบริษัท (SIZE),อัตราส่วนเงินทุนหมุนเวียน (Current Ratio), อัตราส่วนหนี้สิน (Dept Ratio), ยอดขาย (Sale Growth) และทรัพย์สินถาวรที่มีตัวตน (TANG) และได้ทำการวิเคราะห์การถดถอยพหุคูณเพื่อทำการศึกษาปัจจัยที่จะส่งผลกระทบ จากการวิเคราะห์การถดถอยพหุคูณ พบว่า อัตราส่วนหนี้สินส่งผลกระทบต่อความสามารถในการทำกำไรมากที่สุด ขนาดของบริษัท อัตราส่วนเงินทุนหมุนเวียน และทรัพย์สินถาวรที่มีตัวตนส่งผลส่งผลกระทบต่อความสามารถในการทำกำไรในระดับที่รองลงมา และจากการศึกษาพบว่ายอดขาย ไม่ส่งผลต่อความสามารถในการทำกำไรของบริษัทใดเลย

The objective of this research is to analyze the factors affecting the profitability of property development listed companies in the Stock Exchange of Thailand of 14 companies in the 10 years period from 2010 to 2020 for 41 quarters by using the rate of return on total assets (ROA). The factors that studied this time were company size, Current Ratio (Current Ratio), Debt Ratio (Dept Ratio), Sales Growth (Sale Growth) and Tangibility (TANG). The data was analyzed by multiple regression to study the affecting factor. The result of the multiple regression analysis found that debt ratios affected the profitability of property development listed companies in the Stock Exchange of Thailand the most. Company size Working capital ratio and tangible fixed assets affect profitability to a lesser extent. And the study found that sales growth does not affect the profitability of any company.
