ปัจจัยที่มีอิทธิพลเชิงบวกต่อความตั้งใจซื้อบ้านของผู้สูงอายุที่อาศัยในกรุงเทพมหานคร

Abstract

งานวิจัยนี้จัดทำขึ้นโดยมีวัตถุประสงค์เพื่อศึกษาอิทธิพลเชิงบวกของปัจจัยด้านความรู้ทั่วไป ปัจจัยด้านการจัดการพื้นที่ว่าง ปัจจัยด้านการบริการเกี่ยวกับการก่อสร้างบ้าน ปัจจัยด้านความปลอดภัยและการระวังภัย ปัจจัยด้านประตูหน้าต่างต่าง ๆ ปัจจัยด้านเกณฑ์เกี่ยวกับการสร้างบ้าน ปัจจัยด้านแง่มุมทางด้านชีวิต และปัจจัยด้านความกังวลเกี่ยวกับอายุที่มากขึ้น ที่มีต่อความตั้งใจซื้อบ้านของผู้สูงอายุที่อาศัยในกรุงเทพมหานคร จำนวน 300 ชุด ในพื้นที่เขตปทุมวัน เขตบางรัก และเขตสาทร กรุงเทพมหานคร ช่วงเดือนธันวาคม 2559 - มกราคม 2560 และวิเคราะห์ข้อมูลโดยใช้สถิติถดถอยเชิงพหุคูณ พบว่า ผู้ตอบแบบสอบถามส่วนใหญ่เป็นเพศหญิง อายุ 60-69 ปี สถานภาพสมรส มีการศึกษาต่ำกว่าระดับปริญญาตรี รายได้ต่อเดือนต่ำกว่า 20,000 บาท ส่วนใหญ่เกษียณอายุแล้ว บ้านของผู้สูงอายุควรมีราคาประมาณ 1,000,001 - 5,000,000 บาท ลักษณะที่อยู่อาศัยในปัจจุบันส่วนมากเป็นบ้านเดี่ยว ส่วนใหญ่มีวิธีการเลือกซื้อบ้านสำเร็จจากโครงการ สิ่งอำนวยความสะดวกที่ต้องการคือร้านสะดวกซื้อ ครอบครัวเป็นบุคคลที่มีอิทธิพลในการเลือกซื้อบ้าน และแหล่งข้อมูลที่ได้รับข่าวสารเกี่ยวกับบ้านมากที่สุดคือโทรทัศน์ และพบว่า มีเพียงปัจจัยด้านเกณฑ์เกี่ยวกับการสร้างบ้าน มีค่าสัมประสิทธิ์ถดถอยของตัวพยากรณ์เท่ากับ 0.559 และปัจจัยด้านความกังวลเกี่ยวกับอายุที่มากขึ้น มีค่าสัมประสิทธิ์ถดถอยของตัวพยากรณ์เท่ากับ 0.329 ที่มีอิทธิพลเชิงบวกต่อความตั้งใจซื้อบ้านของผู้สูงอายุที่อาศัยในกรุงเทพมหานคร ถึงร้อยละ 60.8 อย่างมีนัยสำคัญทางสถิติที่ระดับ .01 ดังนั้น นักการตลาดควรสร้างกลยุทธ์ที่จะทำให้ผู้สูงอายุซื้อบ้านโดยพิจารณาจากปัจจัยด้านเกณฑ์เกี่ยวกับการสร้างบ้าน และปัจจัยด้านความกังวลเกี่ยวกับอายุที่มากขึ้น เพื่อก่อให้เกิดความตั้งใจซื้อบ้านของผู้สูงอายุได้

The objective of the research was to study the positive relationships and influence of general knowledge, space management, building services, safety and security, windows and doors, criteria of housing, aspect of life, and aging anxiety affecting elderly people’s purchase intention in Bangkok of 300 questionnaire respondents in Pathumwan, Bangrak, and Sathorn areas in Bangkok during December 2016 – January 2017. The researcher found that most of the respondents of this questionnaire were females which the age between 60 – 69 years old. Moreover, they were married and undergraduate. In addition, Most of them retired from work. Significantly, their incomes per month were lower than 20,000 baht. So, according to their opinions, the price of elder’s house should be between 1,000,001 – 5,000,000 baht. Furthermore, Single family – house was the major type of their houses which were brought from property project. In the aspect of facilities, most of them preferred to have convenient stores nearby their houses. Additionally, the person who had influence on their house purchasing decision were family’s members. Essentially, most of them indicated that television was the most important source of house purchasing information. The data was analyzed using Multiple Regression Analysis. Only criteria of housing (β=0.559) and aging anxiety (β=0.329) explained 60.8 percent of the positive influence towards housing purchase intention of elderly people living in Bangkok at the significant level of .01. Therefore, marketers should build strategies for elderly people to purchase houses by considering criteria of housing and aging anxiety.
