Abstract

บ้านถือเป็นความต้องการพื้นฐานของมนุษย์ในปัจจุบัน ซึ่งจะมีความแตกต่างกันไปตามความต้องการของผู้อาศัย จากการสำรวจความต้องการที่อยู่อาศัยของประชาชนทั่วประเทศ ระหว่างเดือนพฤษภาคม-กันยายน ปี 2560 พบว่า ลักษณะประเภทของที่อยู่อาศัยที่มาเป็นอันดับหนึ่ง คือ บ้านเดี่ยว จำนวน 18,110 ราย คิดเป็น 57.3% จึงแสดงให้เห็นได้ว่า มีผู้ที่ต้องมีบ้านเดี่ยวสำหรับเป็นที่อยู่อาศัยจำนวนมาก ซึ่งจาการศึกษาพบว่าวัสดุที่เป็นที่นิยมในการนำมาใช้สร้างกำแพงมากที่สุด คือ อิฐบล็อก เพราะมีความแข็งแรง คงทน มีค่าใช้จ่ายที่ถูกที่สุดเมื่อเทียบกับวัสดุชนิดอื่น ทำให้ความต้องการของอิฐบล็อกมีปริมาณมากขึ้นกว่ากำลังการผลิตที่สามารถทำได้ในปัจจุบัน จึงทำให้เกิดเป็นแผนธุรกิจนี้ขึ้นมา สำหรับในแผนธุรกิจนี้จะเป็นการทำแผนธุรกิจในการลงทุนเครื่องผลิตอิฐบล็อกกึ่งอัตโนมัติ (Semi Auto) เนื่องจากเป็นเครื่องที่เทคโนโลยีในการผลิตที่ทันสมัยมากกว่าเครื่องเดิมที่ใช้อยู่ในปัจจุบัน อีกทั้งยังใช้แรงงานในการผลิตจำนวนน้อยกว่า มีอัตราการผลิตที่ได้จำนวนมากกว่า จึงทำให้ช่วยแก้ไขปัญหาในเรื่องของความต้องการอิฐบล็อกของผู้บริโภคที่เกินกว่ากำลังผลิตในปัจจุบัน โดยสินค้าที่ผลิตออกมาจำหน่ายนั้นจะเป็นอิฐบล็อกขนาด 7 ซม. เนื่องจากเป็นขนาดที่ได้รับความนิยมมากที่สุด และยังมีราคาที่ถูกกว่าขนาดอื่น ๆ อีกด้วย สำหรับแผนธุรกิจนี้ได้มีการใช้เงินลงทุนเริ่มต้นที่ 11,215,000 บาท จากการวิเคราะห์ความเป็นไปได้ของโครงการจากการประกอบการระยะเวลา 3 ปี พบว่า โครงการนี้มีมูลค่าปัจจุบันสุทธิอยู่ที่ 2,856,260 บาท มีอัตราผลตอบแทนจากการลงทุนที่ 24% ซึ่งมากกว่าที่ได้กำหนดต้นทุนของเงินทุน (Discount Rate) ที่ 10% และมีระยะเวลาคืนทุนที่ 2.19 ปี หรือโดยประมาณ 3 ปี ซึ่งเป็นระยะเวลาการคืนทุนที่มีระยะเวลาน้อยกว่าที่คาดการณ์ไว้

This business plan, an initial investment of 11,215,000 baht has been used. The feasibility analysis of the project from the 3 year operation period found that this project has a net present value of 2,856,260 baht, has a rate of return on investment of 24%, which is higher than the discount rate of 10%, and has a payback period of 2.19 year or around 3 year, which is a shorter payback period than expected.
