แผนธุรกิจเซอร์วิสอพาร์ทเม้นท์เพื่อผู้สูงอายุ

Abstract

การจัดทำแผนธุรกิจฉบับนี้ มีจุดมุ่งหมายเพื่อศึกษาโอกาส ปัญหา และอุปสรรคในการดำเนินธุรกิจ และเป็นเครื่องมือในการวางแผนการดำเนินธุรกิจ แผนธุรกิจนี้จัดทำขึ้นสำหรับธุรกิจประเภทเซอร์วิสอพาร์ทเม้นท์เพื่อผู้สูงอายุ โดยทำการศึกษาเกี่ยวกับการวิเคราะห์ปัจจัยแวดล้อมทางธุรกิจ การวิเคราะห์การแข่งขัน และการสำรวจ ที่ใช้แบบสอบถามกับกลุ่มตัวอย่างจำนวน 400 คน ซึ่งเป็นประชาชนทั่วไป เพื่อดูแนวโน้มในอนาคตของธุรกิจ โดยใช้วิธีการสุ่มตัวอย่างแบบง่าย สถิติที่ใช้ ในการวิเคราะห์ข้อมูลผู้วิจัยได้ดำเนินการวิเคราะห์ข้อมูลโดยใช้โปรแกรมสำเร็จรูปทางสถิติ ซึ่งสถิติที่นำมาใช้อธิบายคุณลักษณะของข้อมูลที่เก็บรวบรวมจากกลุ่มตัวอย่างที่นำมาศึกษา ได้แก่ การหาค่าจำนวนความถี่ (Frequency) และค่าร้อยละ (Percentage) เพื่อใช้แปลความหมายข้อมูล นอกจากนี้ยังมีการใช้สถิติวิเคราะห์เชิงอนุมาน (Inferential Analytical Statistics) ซึ่งเป็นสถิติที่ใช้วิเคราะห์ถึงลักษณะของตัวแปรต้น (Independent Variable) ที่มีผลต่อตัวแปรตาม (Dependent Variable) โดยใช้ข้อมูลจากกลุ่มตัวอย่างและวิธีการวิเคราะห์ความแปรปรวน การเปรียบเทียบข้อมูลความคิดเห็นของผู้บริโภคต่อธุรกิจเซอร์วิสอพาร์ทเม้นท์เพื่อผู้สูงอายุ จำแนกตามปัจจัยข้อมูลด้านประชากรศาสตร์ โดยตัวแปรที่มี 2 กลุ่ม จะใช้การวิเคราะห์ค่าความแปรปรวน t-test ส่วนตัวแปร ที่มีตั้งแต่ 3 กลุ่มขึ้นไปจะใช้การวิเคราะห์ค่าความแปรปรวนทางเดียว (One Way ANOVA) นอกจากนี้ ยังได้ทำการวิเคราะห์สภาพแวดล้อมทางธุรกิจทั้งภายในและภายนอก นำเสนอผล การวิเคราะห์ SWOT เพื่อนำไปสู่การหากลยุทธ์และแนวทางในการทำธุรกิจเซอร์วิสอพาร์ทเม้นท์ เพื่อผู้สูงอายุศิริเนตร์

The objective of this business plan was to study opportunities, problems and obstacles in business operations. The results would be used as a tool in business planning. This business plan was prepared for business engaging in apartment for the elderly. This study focused on investigating the analysis of business environment, and competition. Data were collected from the sample of 400 people to survey trends in business sector. Simple random sampling was used to select the sample. Data were analyzed using statistical software package. Statistics used to describe data characteristics included frequency, and percentage for data interpretation. Besides, Inferential Analytical Statistics were used to analyze the influence of independent variables on a dependent variable. This study investigated data from sample and conducted analysis of variance, comparison of consumers’ opinions with apartment for the elderly, classified by demographic data factors. Two groups of variables were analyzed using t-test, meanwhile more than three groups of variables were analyzed using One Way ANOVA. In addition, this research also analyzed internal and external business environment to present the SWOT analysis results, leading to the determination of strategies and guidelines for operating apartment for the elderly.
