แนวทางการจัดองค์ประกอบเชิงพื้นที่สำหรับห้องชุดพักอาศัย กรณีศึกษา: คอนโดมิเนียมตามแนวรถไฟฟ้าบริเวณพื้นที่เมืองชั้นในกรุงเทพมหานคร

Abstract

ปัจจุบัน ตลาดคอนโดมิเนียมมีการแข่งขันที่ค่อนข้างสูง ผู้ประกอบการและผู้ซื้อต้องปรับตัวมากขึ้น งานวิจัยนี้มีจุดประสงค์เพื่อศึกษาความสัมพันธ์ระหว่างคุณลักษณะและวิถีชีวิตของผู้อยู่อาศัยกับการจัดองค์ประกอบเชิงพื้นที่ในห้องชุดพักอาศัยทั้ง 3 ประเภท ได้แก่ ห้องแบบสตูดิโอ ห้องแบบหนึ่งห้องนอน และห้องแบบสองห้องนอน โดยใช้วิธีวิจัยเชิงสำรวจและใช้แบบสอบถามเป็นเครื่องมือในการเก็บรวบรวมข้อมูลจากผู้อยู่อาศัยในคอนโดมิเนียม จำนวน 319 คน ด้วยวิธีการสุ่มตัวอย่างอย่างอิสระ ซึ่งมีขอบเขตพื้นที่ศึกษาคือ คอนโดมิเนียมที่เปิดขายปี พ.ศ. 2554 - 2558 ตั้งอยู่ตามแนวรถไฟฟ้าในกรุงเทพมหานคร ระยะห่างไม่เกิน 500 เมตรจากสถานีรถไฟฟ้า ครอบคลุมเขตสีลม สาทร และสุขุมวิทตอนต้น จำนวน 8 โครงการ 1,449 ยูนิต ผลการวิจัยพบว่า คุณลักษณะของผู้อยู่อาศัย ได้แก่ อายุ อาชีพ ระดับการศึกษา รายได้ และจำนวนสมาชิก มีผลต่อการเลือกประเภทห้องชุดพักอาศัย ซึ่งคุณลักษณะด้านเพศเท่านั้นที่มีผลต่อการให้ความสำคัญกับตำแหน่งพื้นที่ภายในห้องชุด ในขณะเดียวกันวิถีชีวิตก็มีผลต่อการเลือกพื้นที่ที่ติดกับระเบียงซึ่งมีความสัมพันธ์กับการรับแสงธรรมชาติและการระบายอากาศ ดังนั้น เกณฑ์ในการพิจารณาการจัดผังพื้นห้องชุดจึงสามารถสรุปได้ ดังนี้ 1) ขนาดพื้นที่ พื้นที่รับแขกควรมีขนาดใหญ่ที่สุด 2) การเข้าถึง พื้นที่รับแขกควรเป็นพื้นที่แรกเมื่อเข้าสู่ภายในห้องชุด 3) ตำแหน่ง พื้นที่อาบน้ำและการเข้าถึงมีความสัมพันธ์กับความเป็นส่วนตัว และ 4) ความสัมพันธ์ของพื้นที่ พื้นที่ที่ติดกับพื้นที่ระเบียงควรเป็นพื้นที่รับแขกหรือพื้นที่ทำอาหาร อย่างไรก็ตาม ผู้อยู่อาศัยให้ความสำคัญกับพื้นที่รับแขกมากที่สุดทั้งด้านตำแหน่งและขนาด นอกจากนี้ สถาปนิกและนักออกแบบควรคำนึงถึงพื้นที่เก็บของและพื้นที่ทำงานในการออกแบบผังพื้นห้องชุดในอนาคต จากงานวิจัยสรุปได้ว่าเมื่อราคาขายและทำเลที่ตั้งของโครงการคอนโดมิเนียมอยู่ในระดับเดียวกัน การจัดการด้านผังพื้นจะเริ่มมีความสำคัญต่อการเลือกห้องชุดพักอาศัยของผู้บริโภค

At present, the condominium market has been highly competitive. Entrepreneurs and consumers have needed to adjust themselves to this situation. This research aimed to study the relation between the characteristics and lifestyle of residents and the spatial compositions of each type of condominium room, including studio, one-bedroom and two-bedroom. Survey research was used as a tool to collect data from 319 condominium residents with simple random sampling method. The selected condominiums opened for sale in 2011 - 2015 located along the BTS Skytrain and MRT Subway line, no more than 500 meters from the station in the inner Bangkok zones as Silom, Sathorn and Sukhumvit. A total of 8 condominium projects with 1,449 unit plans were collected to explore spatial components and relations. The result shows that resident characteristics including age, profession, education, income and house members affect the selection of condominium room type. Moreover, gender affects the selection of activity space while lifestyle affects the choice of areas adjacent to the balcony, which correlates with natural light and ventilation. The criteria for consideration in the residential unit layout includes 1) size - the living area should be the largest, 2) access - the living area should be the first access, 3) location – bathroom and access have a relationship with privacy, and 4) relation – the area adjacent to the balcony should be a living area or a cooking area. However, the residents focus on the living area most in terms of location and size. In addition, architects and designers should consider storage and working area in order to design for residential condominium layouts in the future. The research concludes that when the sales price and the condominium location are similar, the floor plan configuration is becoming increasingly important for consumer’s choice.
